If you are not behind in your mortgage (a short sale candidate) but not likely to clear any cash on the sale of your home, here are some strategies that many of our clients are using.

Include some personal property like: furniture, home theater equipment, riding lawn mowers, and swing sets. This benefits the buyer as they won’t have to buy these items after closing, plus, they can include these items in their mortgage payment.

Also, If you are planning to rent a smaller home or live with family or friends to build up your savings, then offering the aforementioned items would remove the burden of finding storage for them.

Important: Do not directly include the value of the personal property in the offering price. Simply place small signs near the items to indicate that they are negotiable.
